Place of Worship; main building; <br /> one freestanding sanctuary up to 100,000 square feet and 50 feet in height <br /> Public uses <br /> Radio or television broadcasting station or studio, main building only <br /> Recreation, commercial indoor; main building and one free standing gymnasium <br /> Retail (less than 5,000 square feet); no outdoor storage <br /> Restaurant; main building and patio only <br /> Signa�e�. <br /> Up to three freestanding signs will be allowed along U S Route 36 and North 27th Street. <br /> No sign shall be larger than 100 square feet and no taller than 35 feet. All signs must be located <br /> five feet from the property line. Signs may be illuminated, but not flashing. <br /> One electronic message unit sign totaling no more than 50 square feet may be place along <br /> U. S. Route 36 or North 27th Street and may be placed on the same sign structure as non- <br /> message unit signs. Electronic message units signs may only display advertising information <br /> related to the business located on the same premises or time and temperature or civic or <br /> charitable information. <br /> No off-premise signs (billboards) will be allowed <br /> Buffer Yard and Setbacks <br /> A 75 foot buffer yard setback shall be maintained along Lake Shore Drive and along the <br /> south 200 feet of the east property line. The remainder of the east property line and the north <br /> property line will maintain a 50 foot buffer yard. The area of the parking lot along the east <br /> property line shall be buffered with evergreen trees (approximately 375 feet south from Wasson <br /> Way). With a letter from the adjoining property owner to Lot 13 so stating, the evergreen trees <br /> may be excluded from Lot 13 of Sylvan Shores. Evergreen trees will be planted 20 feet on <br /> center; the plantings shall be a minimum of four feet in height when planted and installation shall <br /> be completed within one year. The Route 36 property line will maintain a 50 foot buffer yard; <br /> the setback line along North 27th Street is 25 feet. Lot Thirteen (13) in Block Three (3) of <br /> Sylvan Shores will be maintained as a buffer yard. Additions to the building or parking areas <br /> may trigger additional landscaping requirements in the future that will be reviewed at the time of <br /> site plan submittal. <br /> Site Access <br /> One (1) access drive from Lake Shore Drive will be permitted subject to the following <br /> stipulations: the drive shall be gated; the drive shall not provide a connection to a parking lot; <br /> and construction of the drive shall be in accordance with City of Decatur construction standards <br /> and shall be reviewed and approved by the City Engineer for traffic safety prior to construction, <br /> which approval shall not be unreasonably withheld. <br /> The entrance located at Wasson Way will be gated and locked at times when the facility is <br /> not holding an event. If the church and the neighbors should agree that the gate should be <br /> opened at all times, a barrier (planters, curbed green space, etc.) shall be placed so that traffic is <br /> encouraged to travel slowly. <br />
