Excerpts of Decatur City Plan Commissioq June 1, 2006 <br /> Cal.No. 06-39 Petition of BLACKSTONE GROUP, to amend the B-3 I <br /> � Planned Shopping Center approved plan to modify the �� <br /> building location, the parking plan, and the freestanding <br /> and wall signage at 3795 U.S. Route 51 North. <br /> Mr. Greg Crowe was sworn in by Ms. Jesse. <br /> Mr. Crowe presented the recommendation of staff: <br /> The subject property, Lot 4 of Mound Center, is 0.95 acres and is currently unimproved. <br /> Th� site was rezoned to B-3 Planned Shopping Center District in Apri12003 to allow for <br /> retail development. <br /> The requested amendments to the Mound Center Planned Development for the <br /> development of an Olive Garden on Lot Four include a reduction in the size of the <br /> building from 7,500 square feet to 6,057 square feet. <br /> Because of the building reduction the arrangement of the parking stalls has been altered <br /> The revised plan also alters from the original PD with the addition of a monument sign <br /> fronting US Business 51 along with another monument sign fronting Mound Road. The <br /> original PD allowed for only one monument-style sign fronting Mound Road. Both <br /> monument signs will be constructed according to the drawings submitted with the <br /> petition. <br /> The amendments will allow for development_of the site that furthers the City's goal of <br /> developing the Mound Center site with quality retail sites enhancing the sales tax base. <br /> The proposed development is consistent with the goals of the original planned <br /> " development, Comprehensive Plan and Urban Corridors Plan. <br /> Based on the above analysis, staff recommends approval of the amendment to the B-3 <br /> Planned Shopping Center. <br /> Mr.Nordholm questioned if the Olive Gazden Restaurant would be on the southeast <br /> corner of Mound Center. Mr. Crowe stated no it was on the northeast side and explained <br /> that the area Mr. Nordholm was looking at was actually Lot 2 of the development. <br /> Mr. Phil Cochran of PWC Engineering stated that he was representing Blackstone Group <br /> to amend the PD. <br /> There were no objectors present. <br /> It was moved and seconded (Terry Smith/Clevenger) to forward Cal. No. OCr39 to the <br /> City Council with the recommendation for approval as submitted by the petitioner. <br /> Motion carried unanimously. <br />
