Excerpts from Plan Commission Meeting of May 4, 2006 <br /> Cal. No. 06-24 Petition of CORE STATES ENGINEERING to <br /> amend the approved B-3 Planned Shopping <br /> District development plan at 4360 North Prospect <br /> Drive. <br /> Mr. Crowe was sworn in by Mrs. Althoff. <br /> Mr. Crowe presented the recommendation of staff: <br /> The subject shopping center is located in the 4200 and 4300 Block of North Prospect <br /> Drive and contains approximately 44.78 acres. The property is currently developed as a <br /> B-3 Planned Shopping Center District. <br /> The requested amendment to the Walmart - Sam's Club Planned Development is for the <br /> development of a car wash in conjunction with the recently approved gas station on <br /> Sam's Club parking lot. The petitioners have proposed an automated double bay car <br /> wash to be built. In addition to the 120 parking spaces being removed from the site for <br /> the gas station another 40 parking stalls will be removed. The removal of the additional <br /> parking spaces should not have an adverse affect on Sam Club's shoppers. <br /> Parking, signage, lighting and landscaping for the site will be in accordance with the <br /> original planned development, the requirements of the Zoning Ordinance and the <br /> submitted site plan for the new development. The proposed development is consistent <br /> with the goals of the original Planned Shopping Center and the Comprehensive Plan. <br /> Based on the above analysis, staff recommends approval of the B-3 Planned Shopping <br /> Center District amendment with the following condition: <br /> Final site, lighting and landscaping plans for the car wash shall be submitted to and <br /> approved by the Economic and Urban Development Department and the Department of <br /> Engineering and Infrastructure prior to the issuance of building permits. <br /> Section XIX. requires the Plan Commission to hold a public hearing on a Planned <br /> Development request and forward its report and recommendation to the City Council for <br /> final approval. A motion to forward Calendar Number 06-24 to the City Council with a <br /> recommendation for approval is suggested. <br /> There were no obj ectors present. <br /> It was moved and seconded (Anderson/Dunn)to forward Cal.No. 06-24 to the City <br /> Council with the recommendation for approval as submitted by the petitioner. Motion <br /> carried unanimously. <br />
