Set backs are 25 feet <br /> front yard, 16 feet rear yard and 8 feet on both side yards. <br /> PROJECT DESCRIPTION <br /> 5. The subject site contains a residential structure on the south side towards Orchard Drive and <br /> a vacant yard on the northern part of the property. The petitioner plans to subdivide the <br /> premises and build another house on the vacant portion of the cunent lot. <br /> 6. When subdivided the proposed Lot One will contain 16,131 square feet and be 101.5 feet <br /> wide; the proposed Lot Two will contain 11,139 square feet and be 70 feet wide. <br /> STAFF ANALYSIS '� <br /> 7. The subject property and properties immediately adjacent to the subject property are zoned I', <br /> R-1 Single Family Residential District. These properties are surrounded by R-2 Single �, <br /> Family Residence District on the north, south and east. , <br /> 8. After the property is subdivided the petitioner plans to construct a single family residence I <br /> which will be in harmony with the neighborhood. <br /> 9. It appears that rezoning the property to R-2 Single Family Residence District is logical and ' <br /> will not have a negative impact on the surrounding area. <br /> STAFF RECOMMENDATION <br /> 10. Staff recommends approval of the request for rezoning. <br /> PLAN COMMISSION ACTION <br /> 1 l. Section XXIX requires the Plan Commission to hold a public hearing on the rezoning request <br /> and then forward its report and recommendation to the city council for final approval.
