No. 06-14 Petition of CORE STATES ENGINEERING to amend the B-3 Planned Shopping District development plan at 4334 North Prospect Drive. Mrs. Joselyn Stewart presented the recommendation of staf£ The subject shopping center is located in the 4200 and 4300 Block of North Prospect Drive and contains approximately 44.78 acres. The property is currently developed as a B-3 Planned Shopping Center District. The requested amendment to the Walmart - Sam's Club Planned Development is for the development of a fueling station. The petitioners have proposed a six (6) dispenser island with a total of 12 dispensers to be built. There will be three (3) underground tanks with 20,000 gallons each installed. Parking, signage, lighting and landscaping for the site will be in accordance with the original planned development and the requirements of the Zoning Ordinance and the submitted site plan for the new development. The fueling station will acli to the already diverse retail shopping opportunities in the center. The proposed development is consistent with the goals of the original Planned Shopping Center and the Comprehensive Plan. Based on the above analysis, staff recommends approval of the B-3 Planned Shopping Center District amendment with the following condition: Final site, lighting and landscaping plans for the fueling station shall be submitted to and approved by the Economic and Urban Development Department and the Department of Engineering and Infrastructure prior to the issuance of building permits. Mr. Patrick Bennett, representative for petitioner, was sworn in by Ms. Jesse. Mr. Bennett stated he was representing the petitioner for the purpose of adding a fueling station to Sams Club and would be happy to answer any questions from the Commission. No objectors were present. It was moved and seconded (Anderson/John) to forward Cal. No. OCr 14 to the City Council with the recommendation of approval as submitted by the petitioner. Nbtion carried unanimously.
