S ewart, Transportation Planner -� <br /> SUBJECT: Amend B-3 Planned Shopping Center District at 4334 North Prospect Drive <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed <br /> with the following condition: a final site, lighting and landscaping plans for the fueling station shall <br /> be submitted to and approved by the Economic and Urban Development Department and the <br /> Department of Engineering and Infrastructure prior to the issuance of building permits. The City <br /> Plan Commission voted 9-0 to recommend approval of this petition at the February 2, 2006 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject shopping center is located in the 4200 and 4300 Block of North <br /> Prospect Drive and contains approximately 44.78 acres. The property is currently developed as a B-3 <br /> Planned Shopping Center District. <br /> The requested amendment to the Walmart- Sam's Club Planned Development is for the development of <br /> a fueling station. The petitioners propose to construct six (6) dispenser islands with a total of 12 <br /> dispensers. There will be three (3) underground tanks with 20,000 gallons each installed. Parking, <br /> signage, lighting and landscaping for the site will be in accordance with the original planned <br /> development, the requirements of the Zoning Ordinance and the submitted site plan for the new <br /> development. The proposed development is consistent with the goals of the original Planned Shopping <br /> Center and the Comprehensive Plan. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
