Mill r,AICP, Senior Planner�.;�^ <br /> Mark Smith, Senior Pl � <br /> SUBJECT: Conditional Use Permit, 1102 orth 18th Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval with the following <br /> conditions: no more than ten(10) containers (on wheels)be on the premises at any one time; site <br /> break fencing is required; the existing asphalt paving area on East Condit Street remain; <br /> development and use of the premises conform to the site plan attached (Exhibit A) and a site <br /> plan shall be submitted to and approved by the Department of Economic and Urban <br /> Development and the Department of Engineering and Infrastructure prior to the issuance of a <br /> Certificate of Occupancy. The Plan Commission voted 9-0 to recommend approval at the <br /> February 2, 2006 meeting; the Plan Commission minutes are attached. <br /> BACKGROUND: The petitioner is requesting a Conditional Use Permit to operate an <br /> intermodal facility transporting grain from truck to rail. The property in question is zoned M-1 <br /> Intense CommerciaULight Industrial District; the surrounding property is zoned M-1 Intense <br /> CommerciaULight industrial District and M-2 Heavy Industrial District. The property (37,200 <br /> square feet) is improved with a building and a small parking lot. The petitioner also owns the <br /> property to the north. Most of the property is paved in gravel. The south ten (10) feet of the <br /> building (located on Lot 150) will be removed and the scales will be installed. Grain will be <br /> unloaded inside the building, reloaded on wheeled containers, taken outside the building for <br /> weighing and transported to a rail loading site nearby. <br /> POTENTIAL OBJECTION: There were no objectors to the Conditional Use Permit at the <br /> Plan Commission meeting. ', <br /> INPUT FROM OTHER SOURCES: The Technical Review Committee reviewed the request ' <br /> at the January 12, 2006 meeting and recommended approval of the Conditional Use Permit.
