JACKSON, dba WORLD OF <br /> POWER SPORTS, to rezone 2110 East Pythian Avenue <br /> from R-2, Single'Family Residence District to B-2 <br /> Commercial District. <br /> Mrs. Joselyn Stewart was sworn in by Ms. Jesse. <br /> Mrs. Stewart presented the recommendation of staf£ <br /> The petitioner owns and operates the World of Power Sports at 2635 North 22nd Street. <br /> The petitioner owns the adjacent Lot 15 and the north 182 feet of Lot 16 on Pythian <br /> Avenue. <br /> On September 1, 2005, the owners proposed rezoning 2110 (north 182 feet of Lot 16 of <br /> Greenwich Gardens) and 2120 (Lot 15) East Pythian to allow for the construction of a <br /> building to handle their shipping operations for their expanding business. At the <br /> September 19, 2005,the City Council approved the rezoning of 2110 and 2120 East <br /> Pythian Avenue. The petitioner proposes to rezone the rest of 2110 Pythian Avenue (the <br /> south 118 feet of Lot 16 of Greenwich Gardens) from R-2, Single Family Residence to B- <br /> 2, Commercial District to allow for the construction of a building to handle their shipping <br /> • operations for their expanding business. <br /> A buffer yard between ten(10) and fifty(50) feet(ten percent of the frontage) must be <br /> provided adjacent to residential districts. <br /> Ordinarily, staff would oppose such a lot-by-lot encroachment into an established <br /> neighborhood. Prior rezoning approvals have changed the nature and land uses along <br /> Pythian Avenue as well as Damon Avenue. The south 118 feet of Lot 16 (2110 East <br /> Pythian Avenue) is now surrounded on the north, east, and south by either commercial or <br /> industrial zoning; therefore, staff is not opposed to the rezoning of the south 118 feet of <br /> Lot 16 as it is now compatible with adjacent zonings. <br /> Based on the above analysis, staff recommends approval of the south portion of 2110 <br /> East Pythian Avenue subject to the following requirements: site, landscaping and <br /> lighting plans for the building and parking area must be submitted and approved by the <br /> Department of Economic and Urban Development and the Department of Engineering <br /> and Infrastructure before building permits are issued. <br /> Ms. Adrian Lynch, representative for petitioner, was sworn in by Ms. Jesse. <br /> Ms. Lynch stated she was with SKS Engineers and was representing the petitioner.
