Stewart, Transportation Planner <br /> SUBJECT: Rezone 2110 East Pythian Avenue from R-2 Single Family Residence District to B-2 <br /> Commercial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of rezoning the south 118 feet <br /> of Lot 16 as proposed with the following condition: a site, landscaping and lighting plans for the <br /> building and parking area must be submitted and approved by the Department of Economic and Urban <br /> Development and the Department of Engineering and Infrastructure before building permits are issued. <br /> The City Plan Commission voted 8-0-1 to recommend approval of this petition at the February 2, <br /> 2006 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner owns and operates the World of Power Sports at 2635 North 22nd <br /> Street. The business sells motorcycles, all-terrain vehicles, ski boats and other motor-driven sport <br /> vehicles. The petitioner owns the adjacent Lot 15 and the north 182 feet of Lot 16 on Pythian Avenue; <br /> on September 19, 2005, the City Council approved the rezoning of those parcels (2110 and 2120 East <br /> Pythian Avenue). <br /> The petitioner proposes to rezone the rest of 2110 Pythian Avenue (the south 118 feet of Lot 16 of <br /> Greenwich Gardens) from R-2 Single Family Residence to B-2 Commercial District to allow for the <br /> construction of a building to expand their business. A buffer yard between ten (10) and fifty (50) feet <br /> (ten percent of the frontage)must be provided adjacent to all residential districts. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
