Stickle, Senior Planner <br /> SUBJECT: Rezone 4491 East Reas Bridge Road from R-1 Single Family Residence District <br /> to M-2 Heavy Industrial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-2 <br /> Heavy Industrial District. The City Plan Commission voted 9-0 to recommend approval of this <br /> petition at the October 1, 2015 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is approximately 1.03 acres and is located at 4491 East Reas <br /> Bridge Road. The site was annexed by the City Council on September 21, 2015. Upon <br /> annexation, it was automatically zoned R-1 Single Family Residence District. It is an existing <br /> industrial site with industrial uses to the south, east and west. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District to M-2 Heavy <br /> Industrial District to allow for all those uses permitted in the M-2 Heavy Industrial District. <br /> The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the north <br /> and Macon County's M-2 Heavy Industrial District to the south, east and west. The Macon <br /> County and Decatur Comprehensive Plan shows this area as Residential-Estate. The permitted <br /> land uses in the M-2 District are compatible with the surrounding land uses and zoning districts. <br /> Although the Comprehensive Plan shows this area as residential, the area is clearly industrial in <br /> nature as the adjacent uses to the south, east and west are industrial. The County has zoned the <br /> adjacent properties as M-2 Heavy Industrial District, so there is minimal chance that this will <br /> become residential. <br /> If the property is rezoned to M-2 Heavy Industrial District, the use of the property will then be in <br /> compliance with the Zoning Ordinance. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
