The subject site is approximately 1.03 acres and is located at 4491 East Reas Bridge Road. The <br /> site was annexed by the City Council on September 21, 2015. Upon annexation, it was <br /> autom.atically zoned R-1 Single Family Residence District. It is an existing industrial site with <br /> industrial uses to the south, east and west. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-1 Single Family Residence District to M-2 Heavy <br /> Industrial District to allow for a11 those uses permitted in the M-2 Heavy Industrial District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes M-1 Intense CommerciaULight Industrial District to the north and <br /> Macon County's M-2 Heavy Industrial District to the south,east and west. The Macon County and <br /> Decatur Comprehensive Plan shows this area as Residential-Estate. The permitted land uses i�ti the <br /> M-2 District are compatible with the surrounding land uses and zoning districts. <br /> 2. Although the Comprehensive Plan shows this azea as residential, the area is clearly industrial in <br /> nature as the adjacent uses to the south, east and west are industrial.
