Excerpts from Plan Commission Meeting of October 1,2015:
Cal. No. 15-47 Petition of FRED WILHITE to rezone property
located at 4491 EAST REAS BRIDGE ROAD from
R-1 Single Family Resident District to M-2 Heavy
Industrial District.
Ms. Stickle presented the recommendation of staff:
The subject site is approximately 1.03 acres and is located at 4491 East Reas Bridge Road. The
site was annexed by the City Council on September 21, 2015. Upon annexation, it was
automatically zoned R-1 Single Family Residence District. It is an existing industrial site with
industrial uses to the south, east and west.
The petitioner proposes to rezone from R-1 Single Family Residence District to M-2 Heavy
Industrial District to allow for all those uses permitted in the M-2 Heavy Industrial District.
The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the north
and Macon County's M-2 Heavy Industrial District to the south, east and west. The Macon
County and Decatur Comprehensive Plan shows this area as Residential-Estate. The permitted
land uses in the M-2 District are compatible with the surrounding land uses and zoning districts.
Although the Comprehensive Plan shows this area as residential, the area is clearly industrial in
nature as the adjacent uses to the south, east and west are industrial. The County has zoned the
adjacent properties as M-2 Heavy Industrial District, so there is minimal chance that this will
become residential.
If the property is rezoned to M-2 Heavy Industrial District, the use of the property will then be in
compliance with the Zoning Ordinance.
Staff recommends approval of the rezoning.
Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a
public hearing on a rezoning request, and then forward its report and recommendation to the City
Council for final approval. A motion to forward Calendar Number 15-47 to the City Council
with a recommendation for approval is suggested.
Mr. Fred Wilhite, petitioner, was sworn in by Mrs. Poland.
Mr. Wilhite said that prior to annexing the property it was zoned M-2 Heavy Industrial District.
He is requesting that the property return to the M-2 District.
There were no questions and no objectors present.
It was moved and seconded (Myatt/Sotirof to forward Calendar No. 15-47 to the City Council
with a recommendation for approval. Motion carried unanimously.
