Owner shall have the right to review said financial statements and review the books and ' <br /> records of the Hotel at any time. Annual CPA-reviewed financial statements will also be <br /> provided. The CPA review shall be considered an operating expense of the Hotel. <br /> Section 4. All payments of taxes, fees and penalties related to the operation of ! <br /> the Hotel im osed b the overnments of the Cit , Count , State of Illinois or the United <br /> P Y 9 Y Y <br /> States, shall be the sole responsibility of Horve. <br /> Section 5. Horve shall obtain and lace or ensure that the rofessional <br /> P p <br /> employment organization obtains and places all required and necessary insurance <br /> including, but not limited to workers' compensation insurance, employment practices <br /> liability insurance and crime coverage insurance. Horve shall name Owner as an <br /> additional insured on any said policies or ensure that the professional employment <br /> organization names the Owner as an additional insured. Horve agrees to indemnify and <br /> hold Owner harmless for any claims arising under claims made for said insurance by <br /> any person. <br /> Section 6. Horve shall indemnify and hold Owner harmless from and against any <br /> and all claims, liabilities, losses, damages, costs and expenses of any kind or character, <br /> including without limitation, reimbursement of court costs, attorney's fees, expert <br /> witness fees, interest fees, penalties or damages as a result of any fraud or negligence <br /> of Horve, its employees, officers or directors in the management, operation or <br /> maintenance of the Hotel. <br /> 7 <br />
