r , i <br /> Since the petitioner is requesting to sell used vehicles, the property must be re�ned to B- <br /> 2 Commercial District as vehicle sales are not allowed in the R 3 Single Family <br /> Residence District. The lot is surrounded by nonresidential zoning districts. <br /> Staff recommends approval of the request for rezoning. Prior to the issuance of any '�, <br /> building permits the following conditions shall be met: , <br /> A site, landscaping and lighting plan for the addition and for the parking II <br /> area shall be submitted to and approved by the Economic and Urban <br /> Development Department and the Engineering and Infrastructure <br /> Department before building permits will be issued. <br /> Site screening must be provided for the auto storage area. <br /> Section XXIX requires the Plan Commission to hold a public hearing on the rezoning <br /> request and then forward its report and recommendation to the City Council far final <br /> approval. A motion to forward Calendar Number OS-60 to City Council with a <br /> recommendation for approval is suggested. <br /> Mr.Nordholm questioned how this petition came about. Ms. Miller stated that he was in <br /> violation of the Zoning Ordinance. <br /> Mr. Nordholm questioned if a lighting plan is always required. Ms. Miller stated that it is <br /> part of the site plan review requirements. <br /> There was no petitioner present and no objectors present. <br /> It was moved and seconded(Nordholm/John)to forward Cal. No. OS-60 to the City <br /> Council with the recommendation for approval as submitted by the petitioner. Mot�on <br /> carried unanimously. <br />
