Mille , AICP, Senior Plannerl�qM <br /> Greg Crowe, Economic Development Coordinat�� <br /> SUBJECT: Mound Center B-3 Planned Shopping Center Amendment <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition to amend the <br /> Mound Center Planned Development. <br /> The amendments will allow for development of the site that furthers the City's goal of developing the <br /> Mound Center site with quality retail sites enhancing the sales ta�c base. <br /> The City Plan Commission voted 9-0 to recommend approval of this petition at the October 6, 2005 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: In April of 2003, the Decatur City Council rezoned the site on Mound Road and <br /> US Business 51 to B-3 Planned Shopping Center District to facilitate the development of Mound <br /> Center. The approved development included a 125,400 square foot Target store and 47,500 square feet <br /> of additional space for future retail and restaurant stores. <br /> The original plan needs to be amended for the building on Lot Three (3). The location of that building <br /> needs to be changed from the east side of the lot to the west side of the lot. The plan also needs to be <br /> amended to allow for a drive through facility on Lot Three(3). <br /> All development requirements including parking, signage, landscaping and lighting for Lot Three (3) <br /> will adhere to the requirements of the original plan and Zoning Ordinance. The original plan allows <br /> for a ten(10) foot tall monument-style sign limited to forty(40) square feet in area for Lot Three(3). <br /> The proposed development is consistent with the goals of the original planned development, <br /> Comprehensive Plan and Urban Corridors Plan. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the petition at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe at 424-2725 or at <br /> gccrowe(a�decaturnet.or�. <br /> BUDGET/TIME IMPLICATIONS: The developer anticipates beginning construction on Lot Three <br /> (3)no later than November 1, 2005. <br />
