Crowe, Economic Development Coordinator�� <br /> SUBJECT: Request to rezone 1312-1354 North Water Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition to rezone the <br /> premises from R-6 Multiple Dwelling District and B-1 Neighborhood Shopping District to B-2 <br /> Commercial District. The City Plan Commission recommended approval with a 9-0 vote at the August <br /> 4, 2005 Plan Commission meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The site currently contains a service station with undeveloped land on the north <br /> portion. The south lots on the property fronting Grand Avenue are currently zoned B-2 Commercial <br /> District. The middle lots are zoned B-1 Neighborhood Shopping District and the north lots are zoned <br /> R-6 Residential District. <br /> The petitioner is requesting the rezoning so all of the contiguous property from Grand Avenue to <br /> Waggoner Street and west of the alley has the same B-2 Commercial zoning making the property more <br /> marketable. <br /> INPUT FROM OTHER SOURCES: N/A <br /> POTENTIAL OBJECTION: There were no objectors to the rezoning at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe at 424-2725 or at <br /> �ccrowe ca,decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
