Miller, AICP, Seniar Planner�,.��MY <br /> Suzan Stickle, Senior Planner�5 <br /> SUBJECT: Request to amend O-1 PUD Office District Planned Unit Development — 646 West <br /> Pershing Road <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition with the following <br /> condition: <br /> 1. The site will be developed in accordance with the plans submitted labeled Exhibit A. <br /> The City Plan Commission voted 10-0 to recommend approval of this petition at the August 4, 2005 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner has requested an amendment to the approved PUD to allow for the <br /> construction of a 4,400 square foot addition to the current structure. The expansion to the building will <br /> allow for more examination rooms to offer more patient space and services. This increase in size is <br /> necessary to meet the Illinois Department of Health standards. <br /> The Decatur City Council approved the rezoning of a portion of the Macon County Eye Center site to <br /> O-1 Office District in 1995. A Planned Unit Development was approved and established at this time. <br /> An amendment to the PUD was subsequently approved in 1997 allowing for the lot to the north to <br /> become part of the PUD in order to provide adequate space for a parking lot. A second amendment <br /> was approved by City Council in October of 2003 to allow for the construction of a 3,890 square foot <br /> addition to the current structure. This addition was never constructed. <br /> The proposed amendment allowing for the expansion of the existing building is consistent with the <br /> intent of the original PUD. The building materials and colors used for the expansion will match the <br /> current building and therefore maintain the character of the current development and the surrounding <br /> area. The proposed addition has met all the requirements of the Zoning Ordinance and has been <br /> approved by the Department of Economic and Urban Development and the Department of Engineering <br /> and Infrastructure. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were objectors to the petition at the Plan Commission meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2790 or <br /> at smstickle(c�decaturnet.or�. <br /> BUDGET/TIME IMPLICATIONS: None <br />
