Miller, AICP, Senior Planner� <br /> Suzan Stickle, Senior Planner�S <br /> SUBJECT: Request to amend B-2 PUD Commercial District Planned Unit Development <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition with the following <br /> condition: <br /> 1. The site will be developed in accordance with the plans submitted labeled Exhibit A. <br /> The proposed senior living facility meets the intent of the original PUD which was designed to allow for a more <br /> residential character and use to the south end of the tract. The facility also will blend well with the surrounding <br /> uses and the overall character along West Main Street. <br /> The City Plan Commission voted 6-0 to recommend approval of this petition at the June 2, 2005 hearing; the <br /> minutes of the meeting are attached. <br /> BACKGROiJND: The Cardwell Crossing site contains 15 lots with a total area of approximately 30 acres and <br /> is currently vacant. The property is located across West Main Street from Scovill Golf Course. <br /> The B-2 Planned Unit Development was approved by the City Council in May 2002. The PUD is part of a <br /> development agreement executed between the City of Decatur and Real Estate Investors of Decatur. The <br /> original PUD was to include various commercial, office and multi-family residential uses. Lots 13, 14 and 15 <br /> were to be used for neighborhood commercial,multi-family or office development. <br /> The petitioner proposes to amend the approved PUD to construct a 60 unit senior living facility. It will be a two <br /> story facility located on an approximate three (3) acre lot. The propos�d facility will be located on lots 13 and <br /> 14 of Cardwell Crossing. The only access to the site will be from North Parkway Crossing Drive. <br /> The proposed 60 unit facility site plan has met all the requirements of the Zoning Ordinance and has been <br /> approved by the Deparhnent of Economic and Urban Development and the Department of Engineering and <br /> Infrastructure. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the petition at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2790 or <br /> at smstickle(a�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
