Excerpts of Decatur City Plan Commission Meeting May 5, 2005 <br /> Cal.No. OS-21 Petition of 1�RARANATHA ASSEMBLY OF GOD, to <br /> rezone the premises at 555 West Imboden Drive from R-1 <br /> Single Family Residence District to PD Planned <br /> Development District. <br /> Mr. Greg Crowe gave the following recommendation of staff: <br /> The subject site is vacant and currently zoned R 1, Single Family Residence District. <br /> The property is located to the south and east of Maranatha Assembly of God. The Golf <br /> Course under construction will surround the property to the south and east. <br /> The petitioner is requesting rezoning the property to PD Planned Development to allow <br /> for the construction of a single and multi-family independent living facility. A 96 unit <br /> Independent Living Center will be located in the center of the property with 17 duplex <br /> units and 4 single units surrounding the center. <br /> The surrounding zoning includes R-1 Single Family Residence, M 1 Light Industrial and <br /> Single Family Residence located in the County. The requested action is generally <br /> consistent with the intended land use for the site in the comprehensive plan, will <br /> complement the surrounding uses and will not diminish property values or create <br /> hardships for the neighbors. <br /> Final site, landscaping and lighting plans for the development will be reviewed and <br /> approved by the Department of Economic and Urban Development and the Department <br /> of Engineering and Infrastructure prior to building permits being issued. A subdivision <br /> plat separating the site from the Maranatha Assembly of God site will also need to be <br /> approved by both departments prior to l�uilding permits being issued. <br /> The Technical Review Committee reviewed the application for the project and <br /> determined that the utilities and pazking provided and the existing traffic capacity in the <br /> surrounding area are adequate for the proposed uses within the development. <br /> In review of Planned Development petitions, the Plan Commission is to review the <br /> application along with the site plan and base their recommendativn upon the consistency <br /> of the application with the comprehensive plan, the zoning ordinance and the subdivision <br /> ordinance if appropriate. Staff recommends a motion to forward Calendar Number OS-21 <br /> to the City Council with a recommendation for approval. <br /> Mr. John Fath, representative for the petitioner, was sworn in by Ms. Jesse. <br /> Mr. Fath questioned whether the commission had any questions as to the rezoning for the <br /> construction of an extended living care facility. <br />
