Crowe, Economic Development Coordinato�-� <br /> SUBJECT: Request to rezone 555 West Imboden Drive to PD Planned Development <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition to rezone the <br /> premises from R-1 Single Family Residence to PD Planned Development to permit the construction of <br /> a 96 unit Independent Living Center surrounded by 17 duplex units and 4 single units, subject to the <br /> following condition: <br /> Site, lighting and landscaping plans and a subdivision plat separating the site from the <br /> Maranatha Assembly of God site shall be submitted and approved by the Department of <br /> Economic and Urban Development and the Department of Engineering and <br /> Infrastructure before building permits will be issued. <br /> The proposed rezoning to PD Planned Development is compatible with the surrounding commercial <br /> and industrial uses in the area and provides adequate buffers to single family residential uses in the <br /> area. The City Plan Commission voted 8-0 with one abstention to recommend approval of this petition <br /> at the May 5, 2005 hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is currently vacant and is located to the south and east of <br /> Maranatha Assembly of God. The Raymond Floyd Golf Course under construction will be located to <br /> the south and east of the property. The rezoning to PD Planned Development will allow far the 'I <br /> construction of an independent living facility. I <br /> INPUT FROM OTHER SOURCES: The Technical Review Committee reviewed the application for <br /> the project and determined that the utilities, parking and the existing traffic capacity in the surrounding <br /> area are adequate for the proposed uses. The petitioner has proposed an alternative buffer yard width <br /> of 12 feet with evergreen trees concentrated on the east and west side of the development to provide <br />, sight breaks along residential uses and 20 feet with shrubs concentrated on the south side of the <br /> development to provide clear views of the future golf course. <br /> POTENTIAL OBJECTION: There were no objectors to the project at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe at 424-2725 or at <br /> gccrowe(c�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
