Stewart, Transportation Planner <br /> SUBJECT: Request to rezone 3555-3600 North Woodford Street, 3592 and 3584 North Charles <br /> Street from R-1, Single Family Residence District and R-6,Multiple Dwelling <br /> District to an M-1 Intense Commercial-Light Industrial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed. <br /> Upon review of land use and zoning patterns of the area, staff is of the opinion that the rezoning is <br /> consistent with the other uses in the area as well as the Decatur Urban Area Land Use Plan. The City <br /> Plan Commission voted 9-0 to recommend approval of this petition at the November 4, 2004 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject property is currently both developed and undeveloped and contains <br /> 4.72 acres. There are two single family structures on the developed property. The undeveloped <br /> property contains 3.21 acres. <br /> The petitioner proposes to rezone the property from R-1, Single Family Residence District and R-6, <br /> Multiple Dwelling District to an M-1, Intense Commercial-Light Industrial District. The petitioner is <br /> wanting to rezone the property for future development. <br /> Properties surrounding the site are mixed in use. Property to the north is zoned R-1, properties to the <br /> east are zoned B-1 and M-1, properties to the south are zoned M-1, and properties to the east are zoned <br /> R-6, PMRI and R-l. The Decatur Urban Area Land Use Plan shows this area as Light Industrial. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
