PROJECT SUMMARY <br /> HERITAGE PLACE AT LAKESHORE APARTMENTS <br /> DECATUR, IL <br /> DEVELOPMENT AND iTNIT DESCRIPTION <br /> Heritage Place at Lakeshore Apartments will consist of 80 apartment homes for <br /> seniors 62 and older situated in a single structure, four story, elevator served building. <br /> Heritage Place at Lakeshore will include 36 one bedroom apartment homes (610 sq. ft.) <br /> and 44 two bedroom apartment homes (825 sq. ft.). The rent and income mix for <br /> Heritage Place will be as follows: 5% of the development (4 units) at the 30% Area <br /> Median Income level, 15% of the development (12 units) reserved at the 40% Area <br /> Median Income level, 60% of the development (48 units) at the 60% Area Median <br /> Income level, 20% of the development (16 units) at market rate. The proposed opening <br /> rents on the above units are as follows: <br /> 1. (2) 1-bed 30% AMI unit= $274 <br /> 2. (5) 1-bed 40%ANII unit= $376 <br /> 3. (22) 1-bed 60% ANII unit= $540 <br /> 4. Also, the units will include a range, range <br /> hood, garbage disposal, refrigerator as well as dishwasher. In addition,Heritage Place at <br /> Lakeshore Apartments will set-aside 20% of the development(16 units)for the Project- <br /> based Housing Choice Voucher Conversion Program.
