scheduled by Developer or DHA or at special request of the City, and attempt to be responsive to <br /> such resident and community input. <br /> 2.1.10 Pubtic Relations. Developer shall provide support as necessary and at no out- <br /> of-pocket expense to Developer,to the DHA-and City-lead public relation efforts,including press <br /> releases and publicity events. <br /> 2.2 Phase II Components. Developer shall develop and complete the Phase II Rental <br /> Component,the Phase II Infrastructure Component and the Phase II Homeownership Component in <br /> conformity with the requirements of this Agreement, subject to the following: <br /> 2.2.1 Phase II Rental Component. 1'75 Rental—68 public housing units, 87 tax <br /> credit units and 20 market rate units, or as otherwise modified and agreed upon by the parties. <br /> 2.2.2 Phase II Infrastructure Component. The "Phase II Infrastructure <br /> Component" is treated as a distinct Component herein only for the purpose of establishing distinct <br /> requirements related to its development. This Phase II Infrastructure Component shall further be <br /> divided into Private Infrastructure Improvements,Public Infrastructure Improvements,Public Street <br /> Improvements,and Public Landscape Improvements as defined in Exhibit C hereto. It is anticipated <br /> that the primary source of cash funding for the Phase II Infrastructure Component will be provided <br /> by the City ("Phase II Infrastructure Funds"). The City will provide up to Four Million Four <br /> Hundred Forty-Five Thousand Eight Hundred and Sixty-Four pollars($4,445,864.00). DHA and the <br /> City shall commit to a coordinated review process. The Phase II Infrastructure Funds are to be used <br /> as set forth on Exhibit N attached hereto. <br /> A condition precedent to the performance of the Phase II Infrastructure Component shall be <br /> DHA's and the City"s prior approval of all such work and DHA's and the City's prior approval of the <br /> plans for such work. <br /> The City's additional obligations regarding the Phase II Infiastructure Component are further <br /> described in Section 3.2 of this Agreement. <br /> The Phase II Infrastructure Funds(less One Hundred Fifly Thousand Dollars($150,000)to be <br /> used for reimbursemendpayment of the City's third party costs/expenses) will be loaned to the <br /> Developer or Owner Entities on such fmancing terms as Developer and the City shall determine,as <br /> set forth in Section 3.11 of this Agreement. <br /> DHA will loan the Developer up to seventy-five percent (75%) of third party Phase II <br /> Infrastructure Component predevelopment expenses incurred by the Developer,provided the total <br /> loan amount does not exceed Two Hundred Fifty Thousand Dollars ($250,000), and the City <br /> executes a loan guarantee agreement with DHA, with collateral perfected by source of funds <br /> identified(the"Phase II Infrastructure Predevelopment Loan"). DHA will have a call position <br /> on City sources of funds identified as collateral in the event that closing or construction aze not <br /> achieved in accordance with the Revitalization. Otherwise, the full amount of loaned <br /> predevelopment expenses advanced by DHA will be repaid to DHA from City funds listed above,in <br /> cash at the time of closing.
