EXHIBIT C <br /> Concept Site Plan <br /> : <br /> Four two-story(aboveground) buildings, containing not less than 20,000 sq. ft. <br /> each, to accommodate retail, office and/or residential uses. The buildings shall be <br /> developed in substantial conformance with the location and design plans shown on pages <br /> through of this Exhibit C, including, as shown thereon, the use of red brick <br /> and painted EIFS facade with architectural elements such as cornices, bay windows, <br /> and/or turrets or towers at the building corners for decorative purposes and to disguise the <br /> location of rooftop equipment and infrastructure. The buildings shall feature not less than <br /> 10,000 sq. ft. on each first floor, and not less than 10,000 sq. ft. on each second floor. <br /> The buildings shall include the incorporation of a pedestrian arcade for all sides facing <br /> either William, Water, North or Main Streets, suspended arcade, projecting signs and/or <br /> awnings for tenants. <br />
