� ' <br /> than ninety (90) days before the termination of the then-cur_rent <br /> lease period. <br /> 4 . Rent. HBHC shall pay to the City, as rent for the above- <br /> described premises, the annual sum of One Thousand Five Hundred <br /> Dollars and No Hundredths ($1, 500 . 00) which sum shall be paid not <br /> later than thirty (30) days after the beginning of each year of <br /> this lease during the term hereof. If this lease renews, as per <br /> the provisions of paragraph 3 hereof, the yearly rental for each <br /> such five (5) year period shall be increased or decreased, as the <br /> case may be based on the percentage change in the Consumer Price <br /> Index - Urban (CPI-U) as reported in the Labor Review or similar <br /> publication and the first of such annual payments for each renewal . <br /> 5 . Taxes . In addition to the rent provided for in paragraph <br /> 4 hereof, HBHC shall also pay all taxes, if any, due on the above- <br /> described premises which are attributable to HBHC' s Lease or use of <br /> the premises or are for periods occurring during the term of this � <br /> Lease . <br /> 6. Compliance with Laws. HBHC agrees to observe and comply <br /> with all rules, regulations, ordinances, statutes and zoning laws <br /> no in force or which may be enacted during the continuation of this <br /> Lease by the City or any other Municipal, County, Sate or Federal <br /> authority and to indemnify the City for any damage caused by <br /> violation thereof. <br /> -2- <br />
