At settlement, Seller shall deliver to Buyer a warranty deed to the premises, <br /> subject only to those matters to which the title may be subject as provided in section 2 <br /> above, and conveying the benefits of all easements of record prior to the execution of <br /> this contract, if any, in such form and together with such documentation as shall be <br /> required for recording said deed. Seller shall also furnish Buyer, at settlement, all <br /> documentation necessary to protect Buyer from mechanic's liens. Seller agrees to <br /> prepare the real estate transfer declaration form. Buyer agrees to pay for the cost of <br /> recording with the Recorder of Deeds any of the documents necessary to complete the <br /> transfer of ownership. <br /> 5. At settlement, Seller shall execute a lease for the premises in substantially the <br /> form set out on Exhibit A hereto. Seller may remain in possession of the premises in <br /> accordance with the terms of said lease. <br /> 6. No notices of suits or judgments relating to the premises have been received <br /> by the Seller. <br /> 7. Notice given or required in this contract or any addendum must be given in <br /> writing in one of the following forms: <br /> (i) Personally; <br /> (ii) By certified mail, return receipt requested, properly addressed and all <br /> charges prepaid; and, <br /> (iii) By express delivery with charges prepaid and addressed to the appropriate <br /> party at the address set forth below. <br /> All notices shall be deemed to have been received on the date of personal service or on <br /> the 3rd day following date postmarked. Notice must be served upon or addressed to <br /> Seller or Buyer personally unless otherwise specified.
