NEAR NORTH REDEVELOPMENT PROJECT <br /> SUB-AREA DESIGN STUDY <br /> proposal by <br /> MASSIE MASSIE & ASSOCIATES, INC. <br /> SPRINGFIELD, IL <br /> Scope of Work <br /> A. Provide a Design Supplement to the Master Plan by Goody, Clancy & Associates <br /> 1. Review the Draft Master Plan and make recommendations as appropriate. <br /> 2. Develop Material Selections and Design Standards as a supplement to the <br /> Master Plan. <br /> a. Materials and products to be selected: <br /> 1) Special pavements <br /> 2) Light fixtures (street lights and pedestrian fixtures) <br /> 3) Street furnishings (benches, kiosks, etc.) <br /> 4) Signs <br /> 5) Fences <br /> 6) Gateway elements <br /> 7) Playground equipment <br /> 8) Trees, turf, other plant material <br /> b. Evaluate materials and products for appearance, maintenance needs, <br /> installation requirements, durability and cost. Provide <br /> recommendations. <br /> B. Prepare plans for improvement of public areas within the Phase I development area <br /> bounded by Marietta Street on the south, Grand on the north, MLK Drive and the <br /> Illinois Central Right-of-Way on the east, and Warren on the west. Plans will be <br /> prepared by block and/or specialized area. The number of drawing sheets will be <br /> approximately eight (8). <br /> 1. *Develop plans showing the design, layout, and products and materials within <br /> public areas that include: <br /> a. Street Rights-of-Way <br /> b. Parks <br /> c. Parkways <br /> d. Carriageways <br /> 2. Prepare budget estimates for proposed development. <br /> * Plans will not include construction detailing, since detailed surveying and engineering has <br /> not been completed. Plans will be the basis for detailing and bid document preparation. <br />
