Wabash Crossing Homeownership PUD Amendment
June 3, 2004
8. Staff proposes a set of guidelines that will insure quality exteriors and variety in the
streetscape. These guidelines (see below)require the houses that face a park to adhere to the
"Level 3: Enhanced" guidelines in the Architectural Variation Index from the Near North
Redevelopment Plan and Guidelines (see attached). Houses that face residential streets
(mostly on Leafland and Warren) follow the guidelines for"Leve14: Pronounced;"however,
staff recommends that only two of the exterior conditions need to be met for these houses.
9. The guidelines listed below also contain a requirement that allows buyers to choose a variety
of faade options and treatments. These options may not be offered on the same level as
interior options (in other words, a buyer may not be forced to choose between, for example, a
porch and a dishwasher). Also included are guidelines for landscaping, screening of utilities
and trash areas, and fencing.
STAFF RECOMMENDATION
10.
