(mostly on Leafland and Warren)follow the guidelines for"Leve14: Pronounced;" <br /> however, staff recommends that only two of the exterior conditions need to be met for <br /> these houses. <br /> The guidelines proposed by staff also contain a requirement that allows buyers to choose <br /> a variety of faCade options and treatments. These options may not be offered on the same <br /> level as interior options. Also included are guidelines for landscaping, screening of <br /> utilities and trash areas, and fencing. <br /> Staff recommends approval of the amendment to the Wabash Crossing Planned <br /> Development, subject to the following conditions,which shall be made a part of the <br /> Planned Development ordinance: <br /> A. All single family homeownership lots as shown on the approved PUD for Phase 1 <br /> on Lots 11-15, Lots 27-33, and Lots 72, 73, 81, 91, 92, 98 and 99 on Leafland <br /> Avenue and all lots that face Condit Street must conform to the "Architectural <br /> Variation Index: Enhanced" as listed in Appendix 1 of the Near North <br /> Neighborhood Redevelopment Plan and Design Guidelines. <br /> B. All single family homeownership units as shown on the approved PUD for Phase <br /> 1 on Lots 69-70, Lots 94-96, Lot 80 and L.ots 101-103 on Leafland Avenue and <br /> I.ats 24-26 on Warren Street must conform to the "Architectural Variation Index: <br /> Pronounced" in Appendix 1 of the Near North Neighborhood Redevelopment <br /> Plan and Design Guidelines, as listed and as amended below: <br /> 1. Either an entrance canopy or a front porch is required on each building. <br /> 2. Any two of the following conditions must be satisfied: <br /> a. At least two different roof types must be used for any three adjacent <br /> buildings; <br /> b. At least two different porch types must be used for any two adjacent <br /> buildings; <br /> c. At least two different primary exterior materials must be used for any two <br /> adjacent buildings; or <br /> d. At least four different primary exterior colors must be used for any four <br /> adjacent buildings. <br /> C. All houses and accessory buildings shall conform to the setback and height <br /> standards in the Near North Redevelopment Plan and Design Guidelines. <br /> D. Customers shall have a choice of model types, as attached to and made a part of <br /> this PD ordinance. Each model type shall provide a basic fa�ade design and shall <br /> allow for variations in roof types, porch types, exterior materials and exterior <br /> colors so as to meet the Architectural Variation Index as listed in paragraphs A <br /> and B above. Fa�ade variations may not be offered as an"option" on the same <br /> level as interior options (i.e., dishwasher, ceiling fans, etc.). Changes to the <br /> approved fa�ade designs must be approved by the Director of Economic and <br /> Urban Development. <br /> E. Air conditioning units and similar above-ground equipment shall be located only <br /> in side or rear yards and shall be appropriately screened with landscaping. <br />
