Miller, AICP, Senior Planne �\�- � <br /> Suzan Stickle, Planner y'y,� � ' <br /> SUBJECT: Request to rezone 1314 and 1354 North Main Street to PD Planned Development <br /> District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning petition. Staff is <br /> of the opinion that the proposed rezoning is compatible with the adjacent commercial and office <br /> zoning in the area. The rezoning of the subject property to PD Planned Development District is found <br /> to be in harmony with the intent of the Comprehensive Plan. <br /> The City Plan Commission voted 10-0 to recommend approval of this petition at the June 3, 2004 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner is requesting the rezoning of the approximately 2.33 acre site to PD <br /> Planned Development District to allow for the construction of a 14,500 square foot retail structure and <br /> a parking lot to serve the site. The subject site contains an office building, a residential structure and a <br /> detached garage. Utilities are available at the site. Grand Avenue, North Main Street and North Water <br /> Street all currently provide access to the subject site and will continue to provide access when the site <br /> is utilized for the proposed retail use. The surrounding zoning includes R-6 Multiple Dwelling <br /> District, B-1 Neighborhood Shopping District,B-2 Commercial District and O-1 Office District. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the rezoning petition at the Plan <br /> Commission meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2781 or <br /> at smstickle(a),decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
