Miller, AICP, Senior Planner�c,�� <br /> SUBJECT: Rezoning of property at 2400 North Twenty-seventh Street from R-1 to M-1 ', <br /> SLJMMARY RECOMMENDATION: Staff recommends approval of the property rezoning as I <br /> proposed. The Plan Commission reviewed the request at the May 6, 2004 meeting and <br /> recommended approval with a vote of 8 to 0. Plan Commission minutes are attached. <br /> BACKGROLJND: In 1973, approximately 76 acres were annexed to the City of Decatur. The <br /> tract was planned for an industrial park and a residential subdivision; the industrial park was <br /> developed but the residential area did not develop. Currently the subject tract is being used for a <br /> contractor's yard (not allowed in a residential district) and for agricultural use. <br /> The request is to rezone the property from R-1 Single Family Residential District to M-1 Light <br /> Industrial District to reflect the current and future use of the site. The Decatur Area Urban Land <br /> Use Plan shows all of the area as M-1 Light Industrial. The property owners are aware of the <br /> proposed rezoning. <br /> POTENTIAL OBJECTIONS: There were no objectors to the proposed rezoning at the Plan <br /> Commission meeting. <br /> INPUT FROM OTHER SOURCES: NA <br /> STAFF REFERENCES: If Council members have questions they may contact Kathy Miller at <br /> 424-2786, kjmiller a,decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
