'� <br /> SUBJECT: St. Mary's Hospital, Rezoning to PD Planned Development <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to Planned <br /> Development for St. Mary's Hospital. The proposed expansion is consistent with the intent of <br /> the previously approved planned development and will not adversely affect the neighborhood. <br /> The Plan Commission reviewed the request at the November 6, 2003 meeting and recommended <br /> approval with a vote of 7 to 0. Plan Commission minutes are attached. <br /> BACKGROUND: In June of 2002 and March of 2003, the Plan Commission recommended <br /> approval and the City Council approved a planned unit development for additional parking and a , <br /> new three-story office building at the hospital. Since that time, the hospital has acquired <br /> additional property located along Lake Shore Drive and intends to install a sign at the <br /> intersection of Sixteenth Street and Lake Shore Drive. To bring the property into conformance <br /> with the amended Zoning Ordinance, the St. Mary's site will be rezoned to PD, Planned <br /> Development, instead of revising the existing Planned Unit Development. No plans are required ', <br /> for this rezoning; plans are currently on file. � <br /> The acquired property is adjacent to and west of the recent parking lot addition. The proposed I <br /> sign will be located at the vacant lot at the northeast corner of North Sixteenth Street and East '� <br /> Lake Shore Drive and fifteen (15) feet from each property line. Each face of the proposed sign �� <br /> will be four (4) feet wide and ten (10) feet in height. No other development is currently planned I, <br /> for the site.
