Excerpts from Plan Commission Minutes of November 6, 2003 <br /> Cal. No. 03-48 Petition of CHERIE MANNS, to rezone the premises <br /> at 734 South Jackson Street from B-1 Neighborhood <br /> Shopping District to R-5 Two Family Residence District. <br /> Mrs. Joselyn Stewart was sworn in by Ms. Jesse. <br /> Mrs. Stewart presented the following recommendation of the staff: <br /> The subject property contains .15 acres and is currently undeveloped. <br /> Properties to the north, west, and east are all developed with single family residences. <br /> Property to the south is developed as a neighborhood barber shop/beauty supply shop. <br /> The Comprehensive Plan shows this area as a High Density Residential area and it is <br /> proposed to be developed as such. <br /> The petitioner proposes to rezone one (1) lot totaling .15 acres, to R-5 Two Family <br /> Residence District. The petitioner has indicated she would like to use the property to <br /> construct a duplex unit. Access to the property would be along Jackson Street. <br /> Despite the fact that the area is zoned B-1, Neighborhood Shopping District, most of the <br /> structures surrounding this area are single family structures. The proposed rezoning is <br /> compatible with the adjacent uses in the area as well as the Decatur Urban Area Land Use <br /> Plan. <br /> Based on the above analysis, staff recommends approval of the petition as submitted. <br /> Representing the petitioner, John Gullium,was sworn in by Ms. Jesse. <br /> Mr. Gullium stated that he felt that the approved change would benefit the t�base and <br /> would fill a spot in the neighborhood. <br /> There were no objectors present. <br /> It was moved and seconded (Smith/Wakeland) to forward Cal. No. 03-48 to the City <br /> Council with recommendation for approval as submitted by petitioner. Motion carried <br /> unanimously. <br />
