The addition will maintain the <br /> character of the current development and surrounding area by utilizing the same building material and <br /> colors that are on the existing building. <br /> a. The proposed amendment will maintain the character of the area and will be consistent with the � <br /> level of quality found in the original PUD submittal. <br /> b. The proposed amendments are not consistent with the Decatur Urban Area Land Use Plan, <br /> however, the development is in accordance with City standards for development. <br /> c. The proposed amendments will have no additional impact on traffic capacity or movements, <br /> nor will they have an impact on utilities. <br /> d. The proposed development is being developed in accordance with an overall design plan for the <br /> entire PUD and is not expected to have a negative impact on the area. <br /> e. Adequate parking facilities are provided consistent with the proposed use of the site. <br /> The City Plan Commission voted 9-0 to recommend approval of this petition at the October 2, 2b03 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner has requested an amendment to the approved PUD to allow for the <br /> construction of an addition to the current structure. The expansion to the building will allow for more <br /> examination rooms to offer more patient room and services. <br />
