The petitioner proposes to amend the lighting plan for the approved PUD in order to <br /> streamline electrical services to the street lighting and to provide adequate lighting for the <br /> subdivision area. <br /> 5. The petitioner has proposed two different street lights for the subdvision. A modern <br /> overhead light is proposed for the center medians of Holiday Harbor Parkway and Fountain <br /> Lane. The decorative lighting, as originally proposed, will be located along the sides of the <br /> right-of-way as shown on the attached plan. The attached cut sheets also show the proposed <br /> lighting types. <br /> STAFF ANALYSIS <br /> 6. The proposed amendment will benefit the developer and the City of Decatur by relieving the <br /> City of Decatur of maintenance responsibilities for the accent lighting. In addition, the <br /> proposed layout will simplify the required circuits for the project, thereby reducing costs to <br /> the developer. The proposed median lighting will be maintained by Illinois Power Company. <br /> 7. The changes to the lighting plan are believed to be generally consistent with the previously <br /> approved plan by providing a high quality lighting plan for the subdivision. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, the proposed Planned Unit Development amendment is <br /> consistent with the intent of the original PUD. Staff recommends approval of the petition as <br /> proposed, provided that development is also in accordance with the executed development <br /> agreement. <br /> PLAN COMMISSION ACTION <br /> 2. Section XIX.G of the Zoning Ordinance provides that the commission shall hold a public <br /> hearing, review and make a recommendation to the City Council regarding Planned Unit <br /> Developments.
