The building is currently owned by Catholic Charities and was previously used as office <br /> space before the building at 247 West Prairie was acquired. The petitioner plans to return the <br /> structure back to residential use. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner is requesting a Conditional Use Permit, as required by the Zoning Ordinance, <br /> to return the structure located in an O-1 Office District to a single family dwelling unit. The <br /> petitioner plans to install a new furnace, replace the roof,paint the home and eventually <br /> construct a new garage. The exterior of the existing building will remain unchanged. A site <br /> plan is not required with the petition as the use will be located in an existing building where <br /> adequate utilities are already provided. <br /> STAFF ANALYSIS <br /> 1. The subject property is located between the Downtown Business District and the locally <br /> designated West End Historic District, within the boundaries of the Decatur National <br /> Register Historic District. Properties surrounding the building are zoned O-1 Office District; <br /> multifamily residences are located to the west and office uses are located to the east, north <br /> and south. Residential properties are located on the north side of the street as well. <br /> — ' <br />
