Stewart, Transportation P anner�s <br /> SUBJECT: Request to amend a R-3 Planned Unit Development at 135 South 44th Street <br /> SIJMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed. <br /> Staff finds the proposal to be of low-density for multiple dwelling development and generally consistent <br /> with the density of the surrounding area. The City Plan Commission voted 9-0 to recommend <br /> approval of this petition at the June 5, 2003 hearing; the minutes of the meeting are attached <br /> BACKGROUND: On June 7, 2001 the City Plan Commission voted unanimously to approve a <br /> rezoning from R-2 Single Family Residence District to a R-3 Single Family Residence District and <br /> also to approve a Planned Unit Development. The petition was approved by City Council in a 7-0 <br /> vote on June 18, 2001. <br /> The petitioner originally proposed to construct seven three-unit condominium structures on the site, <br /> totaling 21 units on the tract. Each building"stepped-down"the existing topography and consisted of <br /> three stories per building. <br /> The petitioner now wishes to amend the previous petition to construct seven two-unit condominium <br /> structures on the site, a decrease of seven(7)units. Each building will still be"stepped-down"the <br /> existing topography and will consist of one story per building. Access will remain along 44th Street <br /> with no access to Country Club Road. The new development would utilize three independent drives. <br /> All drives and parking will be privately owned and maintained. Existing utility services are adequate to <br /> provide service to the proposed development. <br /> POTENTIAL OBJECTION: There are no known obj ectors to this petition. <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
