B. That the location and arrangement of buildings, signage, parking areas, <br /> lighting, landscaping, and other facilities are compatible with surrounding uses. <br /> C. That the proposed development will not have an adverse impact on any <br /> nearby residentially zoned properties. <br /> D. That adequate provisions have been included in the plan to prohibit the <br /> storage of inerchandise, materials, or equipment that would constitute a hazard or <br /> seriously interfere with vehicular or pedestrian trai�c, or that would create a <br /> conflict between vehicular and pedestrian traffic. <br /> E. That roads, driveways, parking and loading areas shall be constructed in <br /> accordance with plans and specifications approved by the City. <br /> Section 3. That upon the conditions hereinafter mentioned, the premises described above <br /> are hereby rezoned to B-3 Planned Shopping Center District and shall be developed in accordance <br /> with the plat and plans hereto attached,marked Exhibit A and hereby made a part hereof. <br /> Section 4. That said rezoning be, and the same is hereby, further expressly conditioned as <br /> follows: <br /> 1. Additional landscaping consistent with the requirements of the Zoning <br /> Ordinance shall be provided along the Mound Road and U.S. 51 frontage prior to <br /> the development of Lots Two, Three and Four; and, <br /> 2. A plat of the subdivision shall be reviewed and approved by the <br /> Economic and Urban Development Department and the Department of Engineer- <br /> ing and Infrastructure prior to the issuance of a building permit. <br /> Section 5. That the Districts hereinabove mentioned are those districts set forth and <br /> defined in Ordinance No. 3512, as amended, of the City of Decatur, Illinois, commonly known as <br /> the Zoning Ordinance, and all the provisions, regulations, restrictions and requirements therein set <br /> forth shall apply to the premises above described herein. <br />
