Excerpts from Plan Commission Minutes of March 6, 2003 <br /> Cal. No. 03-13 Petition of ST. MARY'S HOSPITAL to revise the O-1 Planned Unit <br /> Development at 1669, 1679, 1676-1726 East Riverside Avenue; <br /> 1309-1329 South 17th Street; 1666 and 1676 East Buena Vista; all <br /> lots east of 1679 East Buena Vista; and 1662-1724 East Lake Shore Drive. <br /> Ms. Miller presented the recommendation of staff: <br /> In June of 2002, the Plan Commission recommended approval and the City Council approved a <br /> planned development for additional parking and a new office building at St. Mary's Campus. <br /> Since that time, the hospital has determined a greater need than originally anticipated and is <br /> seeking approval of the addition of a third floor to the previously approved office building. The <br /> proposal will increase the size of the building from 27,500 to 37,500 square feet. In addition, the <br /> proposed parking lot configuration has changed slightly adding an additional row to the doctor's <br /> parking area which is segregated from the remainder of the parking lot with landscaping. The <br /> total number of parking spaces has not changed. All other aspects of the planned development <br /> remain unchanged. <br /> The use associated with the medical office facility is consistent with the planned development <br /> previously approved. The addition to the building will not adversely impact the neighborhood in <br /> any significant manner. <br /> The proposed expansion is consistent with the intent of the previously approved planned <br /> development and will not adversely affect the neighborhood. <br /> Staff recommends approval of the petition. <br /> The Zoning Ordinance of the City of Decatur requires the Plan Commission to hold a public <br /> hearing on the Planned Unit Development request and make a recommendation to the City <br /> Council. A motion to forward the Revised Planned Unit Development request to the City <br /> Council with a recommendation of approval is suggested <br /> Mr. Mark Gibson,Attorney,was present to speak for the petition representing St. Mary's <br /> Hospital. Also present were David Meyers of St. Mary's and Bryan Bradshaw of Blank <br /> Wesselink and Cook. <br /> Mr. Nordholm asked if there was a home on the map that was not owned by St. Mary's. Mr. <br /> Gibson answered no and that all properties on this petition are contiguous and owned by St. <br /> Mary's Hospital. <br /> Mr. John asked where the change for the parking lot is noted on the map that the Commission <br /> received. Mr. Gibson stated that it is the southeast corner of the parking lot, north of the existing <br /> medical office building. A row of parking would be added for doctors and the parking would be <br /> gated. <br />
