Miller, AICP, Senior Planner�<,�jry�, <br /> / <br /> SUBJECT: Annexation of the premises located at 2594 Montrose Avenue <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as presented. <br /> BACKGROLJND: This annexation is presented to correct a legal description error from the annexation <br /> on January 21, 2002. The previous ordinance will be repealed. A corrected petition seeking annexation <br /> of the subject premises has been filed with the City Clerk's Office. Containing approximately 10.00 <br /> acres, the property is currently undeveloped. Annexation is requested for the development of a 32-lot <br /> residential subdivision. The property to the north and west is zoned R-3 Single Family Residence <br /> District; property to the south and east is in the County; when annexed the area will come into the city as <br /> R-1 Single Family Residence District and will be rezoned to R-3 Single Family Residence District. The <br /> following information is relative to the area in question: <br /> 1. The parcel is currently undeveloped. <br /> 2. City water is located adjacent to the tract and will be extended from Redlich Drive. <br /> 3. The area is currently not served by sanitary sewer; for the future development sewer <br /> will be extended from Redlich Drive <br /> 4. The average fire response time is eight(8)minutes. Long Creek is the current Fire <br /> Protection District. <br /> 5. Existing streets are unimproved. <br /> POTENTIAL OBJECTIONS: None. <br /> INPUT FROM OTHER SOURCES: The annexation plat has been reviewed and approved by Municipal <br /> Services, Water Distribution, Engineering and Infrastructure, Fire, the Macon County Health Department <br /> and the Decatur Sanitary District. <br /> STAFF REFERENCES: If Council members have questions they may contact Kathy Miller at 424-2786 <br /> or at kjmiller@decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: Additional annual revenue (of the undeveloped area) of <br /> approximately $361.88 would become available from the combined total real estate ($124.88) motor fuel <br /> ($118.37) and state income taxes($118.63)from the property. <br />
