<br /> type and character of all windows, doors, light fixtures, signs and appurtenant elements,
<br /> visible from public streets and thoroughfares.
<br /> "Final Site Plan" means the final plan for the Project that sets forth the limits of the work to
<br /> be done, the building locations, ingress and egress, loading areas, parking, if any,
<br /> landscaping, signage and adjoining streets including one or more elevations or sketches
<br /> showing the exterior features and designs of all the buildings or structures.
<br /> "Governmental Authority" means any agency, authority,board,branch,division, department or
<br /> similar unit of any Federal, state, county or municipal or other governmental entity having
<br /> jurisdiction over or validly imposing requirements on the City, the Redeveloper or the Project
<br /> Site.
<br /> "Initial Plans" means the initial plans for the Project on file with the City, which plans show
<br /> the conceptual layout of the Project on the Project Site including anticipated areas of ingress
<br /> and egress, parking, driveways the relationship to other real property adjacent to the Project
<br /> Site.
<br /> "Permits" means all licenses, approvals, permits, variances, authorizations, entitlements,
<br /> registrations,and the like required by any Governmental Authority.
<br /> "Preliminary Plans" means plans and drawings, including a Preliminary Site Plan that are
<br /> preliminary to the Construction Plans, which plans and drawings include but are not limited
<br /> to the limits of the work to be done, the location of buildings and all auxiliary structures,
<br /> ingress and egress, loading areas, proposed signage, landscaping and one or more elevations
<br /> showing the Exterior Architectural Appearance of the Project if the Exterior Architectural
<br /> Appearance of the Project has not been submitted as part of the Initial Plans.
<br /> "Preliminary Site Plan" means the site layout for the Project including parking, if any,
<br /> buildings, ingress and egress, pedestrian and vehicular circulation, utilities, grading, storm
<br /> water detention, landscaping and service areas, and all proposed dedications and easements.
<br /> "Project" means the renovated office and bank drive up and related facilities to be
<br /> developed and constructed by the Redeveloper as more fully on described on EXHIBIT 1
<br /> attached hereto and made a part hereof.
<br /> "Public Investment" means the Real Estate Tax Increment in the manner provided in
<br /> Article IV of this Agreement.
<br /> "Real Estate Tax Increment" means the ad valorem real property taxes levied and received
<br /> by the City on the Equalized Assessed Value of the Project, the Project Site and any other
<br /> structures or buildings on the Project Site less the Initial Equalized Assessed Value (as
<br /> defined in the Act) for the Project Site as determined pursuant to the Act, which Initial
<br /> Equalized Assessed Value equals $ 686,920.00
<br /> "Redevelopment Area" means the City of Decatur/Olde Town TIF Redevelopment Project
<br /> Area as adopted by the City in 2000.
