The subject site located at 550 North Van Dyke Street is currently zoned M-1 Intense <br /> Commercial/Light Industrial District and M-2 Heavy Industrial District and consists of <br /> approximately three (3) acres. <br /> 2. The southern portion of this property was rezoned to M-1 Intense Commercial/Light Industrial <br /> District by City Council approval in March of 2015. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from M-1 Intense Commercial/Light Industrial District and M-2 <br /> Heavy Industrial District to allow for all those uses permitted in the B-2 Commercial District. <br /> STAFF ANALYSIS <br /> 1. Rezoning the site from M-1 Intense Commercial-Light Industrial District and M-2 Heavy Industrial <br /> District to B-2 Commercial District would decrease the intensity of the uses permitted on the site <br /> and not create any adverse effects on the adjacent properties or the City as a whole. <br /> 2. The surrounding zoning includes M-2 Heavy Industrial District to the north and east, M-1 Intense <br /> Commercial-Light Industrial District to the south and west and B-2 Commercial District to the <br /> west. The Macon County and Decatur Comprehensive Plan shows this area as Employment. The <br /> existing uses of the property are permitted uses in the B-2 Commercial District. The existing uses <br /> are compatible with both the adjacent uses and zoning districts. <br />
