No. 16-01 Petition of NEW VISION CHURCH OF GOD, to <br /> rezone property located at 550 NORTH VAN <br /> DYKE STREET from M-1 Intense <br /> Commercial/Light Industrial District and M-2 <br /> Heavy Industrial District to B-2 Commercial <br /> District. <br /> Ms. Suz Stickle was sworn in <br /> y by Mrs. Janet Poland. <br /> Ms. Stickle presented the recommendation of staff: ' <br /> The subject site located at 550 North Van Dyke Street is currently zoned M-1 Intense <br /> Commercial/Light Industrial District and M-2 Heavy Industrial District and consists of 'i <br /> approximately three (3) acres. �i <br />, The southern portion of this property was rezoned to M-1 Intense Commercial/Light Industrial I <br /> District by City Council approval in March of 2015. I <br /> The petitioner proposes to rezone from M-1 Intense Commercial/Light Industrial District and M- I� <br /> 2 Heavy Industrial District to allow for all those uses permitted in the B-2 Commercial District. <br /> Rezoning the site from M-1 Intense Commercial-Light Industrial District and M-2 Heavy <br /> Industrial District to B-2 Commercial District would decrease the intensity of the uses permitted <br /> on the site and not create any adverse effects on the adjacent properties or the City as a whole. <br /> The surrounding zoning includes M-2 Heavy Industrial District to the north and east, M-1 <br /> Intense Commercial-Light Industrial District to the south and west and B-2 Commercial District <br /> to the west. The Macon County and Decatur Comprehensive Plan shows this area as <br /> Employment. The existing uses of the property are permitted uses in the B-2 Commercial <br /> District. The existing uses are compatible with both the adjacent uses and zoning districts. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 16-01 to the City Council <br /> with a recommendation for approval is suggested. <br /> Mr. Dow Moses, representative, was sworn in by Mrs. Poland. <br /> Mr. Moses said the church purchased the Ice House in 2015 not realizing the zoning was not <br /> appropriate for a church. The ministry consists of three (3) divisions which are the church, a <br /> thrift store and a food pantry. The B-2 Commercial District will accommodate all of them. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Myatt/Sotirof� to forward Calendar No. 16-01 to the City Council <br /> with a recommendation for approval. Motion carried unanimously. <br />
