STAFF REPORT
Decatur City Plan Commission
COMMON NAME: 475 East Wabash
GENERAL INFORMATION
Hearing Date November 7, 2002
Calendar No. 02-53
Property Location 475 East Wabash
Requested Action Request for a Conditional Use Permit in order to operate an automotive
storage yard.
Petitioner Brian and Melissa McDermith
Property Owner Tim Dowd/Dowd Development Company
LAND USE AND ZONING
Direction Existing Land Use Zoning Comprehensive Plan
Subject Property Automotive Storage Yard M-2 Heavy Industrial
North Light Industrial M-1 Intense-Commercial-
Light Industrial
South Heavy Industrial M-2 Heavy Industrial
East Heavy Industrial M-2 Heavy Industrial
West Heavy Industrial M-2 Heavy Industrial
BACKGROUND
1. The subject property contains a 17,880 (120' x 149') square foot lot with an aluminum storage
shed and is currently being used for the storage of repossessed automobiles by the owners of B
and M Recovery. The subject petitioners are requesting a conditional use permit to bring the
property into compliance with the City's Zoning Ordinance.
2. The area in question as well as the properties to the south, east and west are presently zoned M-2,
Heavy Industrial District with similar land uses. Property to the north is zoned M-1
Intense-Commercial-Light Industrial District and accordingly developed. Immediately to the
north of the properties on the north side of Wabash is the Near North Redevelopment Area. As
the Plan Commission is aware, this area has been the subject of a multi-year acquisition and
planning process. Although the subject property is not within the redevelopment area, its
proximity to the Near North requires careful consideration as to the property's use and aesthetic
impact.
