Van teenhuyse, Planning Manage��j <br /> SUBJECT: Rezoning 616 West Imboden Street from B-2 Commercial to M-1, Light <br /> Industrial District <br /> SUMMARY RECOMMENDATION: Staffrecommends approval of the rezoning of 616 <br /> West Imboden Street from B-2 to M-1. This rezoning will allow the expansion of an existing <br /> manufacturing business. <br /> BACKGROUND: The subject property is just west of International Control Services (ICS), a <br /> light manufacturing plant that is zoned M-1. The owners wish to rezone the property ' <br /> immediately west of the ICS property to M-1. This would enable the ICS facility to be expanded �, <br /> onto the adjacent lot. The light manufacturing processes carried out by ICS are not allow�d in I <br /> the B-2 District. <br /> When considering a rezoning, attention must be given not only to the intended use of the <br /> property,but also to any other use that may be permitted within the new zoning district. The <br /> current B-2 zoning allows most highway-oriented and general commercial uses, as well as <br /> offices and services. The M-1 also allows these uses, but expands into light manufacturing. The <br /> M-1 designation has been used in several areas to promote commercial uses as well as <br /> manufacturing. For instance,most of East Pershing Road is zoned M-1 as opposed to B-2. <br /> It does not appear that the requested rezoning would have a negative impact on existing <br /> development. The additional uses allowed in the M-1 District would not change the essential <br /> character of the area. There is no residential development on Imboden west of the ICG tracks, so <br /> it does not appear that residential areas would be impacted. <br /> POTENTIAL OBJECTION: Staff is not aware of any objections. <br /> INPUT FROM OTHER SOURCES: At their regular meeting on March 7, 2002, the Plan <br /> Commission voted 8-0 to approve the requested rezoning.
