In accordance with ongoing plans to redevelop the Near North neighborhood, rezoning is requested to facilitate plan development. SECTION'FOUR:'JUSTIFICATION " � � ;°�'":".:�;�>;w`'' "� The etitioner submits to the Ci Plan Commission and Ci Council the ollowin acts addit ional a es ma be attached: The City of Decatur and Decatur Housing Authoriry are engaged in a multi-jursisdictional redevelopment of the subject site and surrounding properties. The subject site includes Phase One of the proposed redevelopment and will be carried out under the terms of an approved planned unit development. While the majority of housing provided in the redevelopment area will be single family dwellings, there will be multi-family units within the project area. The proposed P.U.D. pemits many different housing choices to meet the affordable housing needs of the neighborhood and the community. The developer of the site is currently preparing an application for tax credit status of the redevelopment project. As a function of this application, the application will receive a higher score if the zoning required for the project is in place at the time of application. Signature of this petition grants pernussion to City staff to place a sign,indicating a request for zoning action,on the subject property at least 10 days prior to the Decatur City Plan Commission hearing. Said sign will be removed within 15 days of final action by City Council. 3. In the event a petition for rezoning is denied by the Council,another petition for a change to the same district shall not be filed within a period of one year from the date of denial, except upon the initiation of the City Council or the City Plan Commission after showing a change of circumstances which would wazrant a renewal. 4.
