t NOW, THEREFORE, BE IT ORDAINED, BY THE CITY COUNCIL OF THE CITY OF DECATUR, ILLINOIS: Section 1. That the report and recommendation of the Decatur City Plan Commission be, and the same is hereby,received, placed on file and approved. Section 2. That the aforesaid B-2 Planned Unit Development be, and the same is hereby, modified and amended, and petitioner be, and it is hereby, authorized and permitted to develop the premises described above in accordance with the plans hereto attached,marked E�ibit A and hereby made a part hereof. Section 3. That said permit be, and the same is hereby, expressly conditioned as follows: (a) That the development be in accordance with the site plan dated August �, 28, 2001, and labeled Exhibit A hereto; �I (b) That the following design guidelines be attached to said site plan: I�, Architectural scheme sha11 be similar in quality and elements to I The Woods development; and the following elements and details shall be ! utilized: On Side Parallel to Wood Street: Brick and brick courses. No more than 60%of the wall area shall be siding; Window and door elements such as sills, lintels, shutters; Decorative elements in roof gable ends; Use of brick, EIFS, and similar materials to highlight details and/or decorative elements. On Sides Not Parallel. But Visible from Wood Street: Use of brick courses to tie in brick elements from street sides. Sides Not Visible from Wood Street: No requirements Section 4. That said special use permit granted hereby be, and it is hereby, made subject to the applicable provisions and requirements of Ordinance No. 3512, the same being the Zoning Ordinance of the City of Decatur, Illinois, and that the Zoning Map of said City be amended in accordance therewith.
