Stewart, Transportation Planne <br /> SUBJECT: Request to rezone from R-6, Multiple Dwelling District to B-2, Commercial District <br /> - 500 Block of Brush College Road <br /> SUMMARY RECOMMENDATI <br /> ON: The owners wish to rezone the subj ect property from R-6 <br /> to B-2, for the purpose of commercial development. Land use to the north and east is residential, to <br /> the west is an elementary school and offices and commercial uses are located to the south. The <br /> property owner owns the adjacent property which lies to the south and north of the subject property. <br /> There will remain an R-6 buffer to the north between the proposed B-2 and the lot zoned R-3 at the <br /> corner of Cerro Gordo and Brush College Road. Based on commercial zoning and businesses in the <br /> vicinity, staff considers the proposed rezoning a logical extension of the B-2 District. Therefore, <br /> staff recommends approval of the proposal. <br /> BACKGROUND: The subject property contains a 67,285.5 (1.54 acres) square foot lot. The <br /> property is currently vacant. City water is available on Brush College Road (12"main) and at Cerro <br /> Gordo (6"main). Sanitary sewer service is also available to the site. <br /> The site topography limits any development of the lots along Brush College Road to a linear <br /> development as opposed to a deeper lot development because of a creek and a sanitary sewer <br /> easement which runs behind lots 40 and 41. <br /> Also, the Decatur Urban Land Use Plan shows subject property as high density residential. To date, <br /> no multi-family units have been constructed on the R-6 properties. <br /> POTENTIAL OBJECTION: There are no known objectors to this petition. <br /> INPUT FROM OTHER SOURCES: The City Plan Commission voted 7-1 to recommend <br /> approval of this petition at the October 4, 2001 hearing.
