KRIEGER,Assistant City a g , <br /> premises at 501, 510, and 533 North Main Street, 101 West Cerro <br /> Gordo Street, 140 and 150 East Eldorado Street and 531 North <br /> Water Street from B-4 Central Business District to B-2 Commercial <br /> District. I <br /> Mr. Bragg presented the recommendation of staff: II� <br /> City staff has initiated this rezoning in response to the amendments made to the B-4 Central i <br /> Business District at the July regular meeting. The amendments, once approved, created ', <br /> non-conforming uses such as automobile service stations and billboard signs. <br /> The subject property contains 2.98 acres and is currently improved with four commercial <br /> buildings and two billboard signs. Properties on all sides are used for commercial purposes. <br /> The City of Decatur, in association with the revisions to the B-4 Central Business District �' <br /> permitted uses, has evaluated this area for its character as a central business area. Accordingly, <br /> staff has found that the proposed rezoning area is appropriately classified as B-2 commercial <br /> development, having a more suburban, automobile-oriented character than its central business <br /> counterparts. <br /> In addition, the rezoning of these tracts will make all properties legally conforming uses under <br /> the City of Decatur Zoning Ordinance <br /> Staff finds the proposed rezoning to be generally consistent with the goals of the Decatur Urban <br /> Area Land Use Plan and in harmony with the approved Olde Towne Redevelopment Plan. <br /> Staff recommends approval of the petition as submitted. <br /> Mr. John stated that he didn't look at the site but it appears from the map that the Keil Building <br /> would remain B-4. Mr. Bragg stated that the cutout in the northeast corner is Greenberg's Shoe <br /> Store and the Wild Daisy Florist. The area was believed to be more Central Business District in <br /> style and better left B-4. It was noted that the single lot on the north side of Eldorado is the <br /> Parish house next to the Episcopal Church. <br /> There were no objectors present. <br /> It was moved and seconded (John/Anderson) to forward Cal. No. 01-34 to City Council with I <br /> recommendation for approval per staff recommendation. Motion carried unanimously. � <br />
