• •Page 2
Memo re: Zoning Ordinance Amendment -B-4 Central Business District
June 25, 2001
Policies proposed as part of the new Land Use Agenda, currently being prepared by the City's
comprehensive planning consultant, include the following:
1. Discourage buildings being set back from the sidewalk line, parking should be
located behind buildings in the downtown area,
2. Encourage non-automobile traffic to and within downtown,
3. Support and recruit new destination retail, differentiate from auto-oriented retail
competition.
The uses enumerated as inconsistent are designed more for suburban or auto-oriented commercial
areas. There are few, if any, existing structures in the downtown district where these facilities could
utilize existing buildings without demolition of potential historic resources. By their nature, several
of these uses directly conflict with the goals of the Land Use Agenda and the recommendations of
the consultant preparing the land use agenda. In addition, the establishment or re-establishment of
some of these uses in the downtown may have a negative impact on ongoing efforts to revitalize the
area.
POTENTIAL OBJECTION: There are no known objectors to this petition.
INPUT FROM OTHER SOURCES: The City Plan Commission voted 6-0 to recommend
approval of this petition at the June 7, 2001 hearing. Minutes of the meeting are attached.
, STAFF REFERENCE: Any additional questions may be forwarded to Dane Bragg at
424-2781.
BUDGET/TIME IMPLICATIONS: None.
